Homes in Richmond County Have Recently Sold for Lower Prices: See How Much Here

Newly released data from Realtor.com for April shows that prospective buyers and sellers in Richmond County saw homes sell for just under the previous month’s average sales price of $182,930.

The median home sold for $182,000, according to an analysis of Realtor.com data. That means April, the most recent month for which figures are available, was down 0.5% from March.

Compared to April 2023, the average home sales price was down 16.3% to $182,000 from $217,500.

Realtor.com pulls sales data from real estate deeds, resulting in a several-month lag in up-to-date data. The statistics do not include homes currently for sale and are not directly comparable to listings data.

Looking at single-family homes alone, the median sales price of $182,500 in Richmond County in April was up 0.6% from $181,465 the month before. Since April 2023, single-family sales prices have fallen 15.1% from a median of $215,000.

One single-family home sold for $1 million or more this month, compared to two recorded transactions of at least $1 million in April 2023.

Condominiums and townhomes fell 65.5% in sales price in April to a median of $122,500 from $355,000 in March. Compared to April 2023, condominium and townhome sales price fell 64.2% to $342,500. One condominium or townhome sold for $1 million or more in the month, compared to zero recorded transactions of at least $1 million in April 2023.

In April, the number of registered sales in Richmond County decreased 13.4% from April 2023, from 277 to 240. Total residential home sales were $61.7 million.

In Georgia, homes sold for a median of $330,000 in April, up 1.5% from $325,043 in March. There were 12,441 recorded sales in the state in April, up 0.4% from 12,394 recorded sales in April 2023.

The total value of registered home sales in Georgia increased 25.1%, from $5 billion in March to $6.2 billion in April.

Of all homes sold in Georgia in April, 6.06% were sold for at least $1 million, up from 4.52% in April 2023.

Single-family home sales prices in Georgia rose 1.8% from a median of $325,000 in March to $330,900 in April. Since April 2023, single-family home sales prices in the state have risen 3.4% from $320,114.

Statewide, condo and townhome sales prices fell 0.7% from a median of $332,000 in March to $329,575 in April. The median condo and townhome sales price rose 2.6% from a median of $321,289 in April 2023.

The median home sales price used in this report represents the midpoint of all homes or units listed during the given time period. The median provides a more accurate picture of what is happening in a market than the average sales price, which would be to take the sum of all sales prices and divide it by the number of homes sold. The average can be skewed by one particularly low or high sale.
