As we wrap up our series on real estate, today we speak with Olivia Surge of Abode Title & Escrow.

The third part, when it comes to buying a home, happens mostly in the background. The title company looks into the history of the property to make sure there are no unexpected surprises for the buyer. Olivia explains what can go wrong, like a seller taking out a loan on the house at the last minute and defaulting, resulting in a lien on the house. Unpaid garbage bills. A renovation without a permit. A lot of things can come up, and that’s where a title company comes in.

In addition, there is title insurance that should be mandatory if you are considering one of your largest assets. There is a lot to unpack here, but I can say that I am much better informed than I was three weeks ago!
